NorthQ
For FM Teams

We catch the alarms.
We call you first.

FM teams do not need another platform. You need a support unit that acts fast, has the data in hand, and is in the same boat with you on OPEX. NorthQ monitors continuously, triages the alarms that matter, calls your team first - not the asset manager - and brings the data with us. Tenant complaints become diagnose-able. The data layer is already ready when you have to build the report for the owner. You get your nights and weekends back.

Same boat. We work for the owner. We work alongside you.

Pains

Four pains every FM team carries.

Different countries. Different portfolios. Different asset classes. Same four pains - every single first conversation. Here is what they look like, and what NorthQ takes off your desk.

01

Alarm fatigue

Your CTS/BMS sends hundreds of alerts a week. Maybe ten of them matter. There is no way to know in advance which ten. So you either acknowledge everything (and miss the real issue) or you ignore everything (and miss the real issue). Either way the real issue surfaces as a tenant complaint at 16:30 on a Friday.

What FM teams actually want here:
  • Someone triaging the alarms before they hit your phone
  • A call about the ten that matter, not the hundreds that do not
  • Confidence that nothing important slipped through the noise
02

Tickets that do not really close

Technician arrives, looks at the system, marks the ticket "fixed", leaves. Three weeks later the same complaint comes back. You open the same ticket. Different technician arrives, marks it "fixed" again. Nobody verified the fix against the data, because nobody had the data.

What FM teams actually want here:
  • Tickets that close on data, not on technician word
  • The same problem stops repeating
  • Defensible records that show the fix actually worked
03

Tenant complaints with no visibility

Commercial tenants complain more than residential tenants - sometimes a lot more. "It is too cold." "My hot water is gone." "The billing is wrong." You have no way to verify; you dispatch someone; they say the building is fine; the tenant escalates to the owner; the owner asks you what is happening. You spend the afternoon explaining a system you could not see into.

What FM teams actually want here:
  • The data ready when the complaint arrives
  • Indoor climate visibility for commercial leases - where complaints concentrate
  • A defensible answer for the owner, not a "we are looking into it"
04

Reporting scrambles

Asset owner asks for the quarterly numbers. An ESG report deadline arrives. A new regulation lands. Each one becomes a scramble: gather data from four systems, normalize it, hope it ties out, present it, hope it survives a follow-up question. The work is not hard; it is just always urgent and always reactive.

What FM teams actually want here:
  • Reports ready before they are asked for
  • A single source of operational truth across the portfolio
  • Numbers that survive the follow-up question
What NorthQ delivers for FM teams

The support layer. Not yet another dashboard you have to check.

FM teams interact most with the Operations pillar - that is the daily support unit. Data is the foundation underneath; you rarely manage it directly, but you depend on it working. The Open CTS/BMS pillar keeps that data open and the alarm streams normalized across whatever mix of vendors sits on your building - so FM can actually use it. Consultancy comes into play for specific projects or audits.

Service pillar

Data

The foundation underneath everything. You rarely manage it directly; you depend on it working.

  • Data Collection from every meter and gateway in your buildings
  • Vendor-neutral - we connect to what you already have, no forced replacements
  • EED compliance (1 January 2027 deadline) - handled in the background
  • API provision if you have your own systems to plug into

Service pillar

Operations

The pillar you use every day. Humans, not just dashboards. Acts fast, calls you about what matters, verifies fixes by data.

  • Technical Help Desk - humans monitoring continuously, calling you about what matters, verifying fixes by data
  • Remote Access Center - remote access to CTS/BMS, ECL, PV/Solar inverters, and NaviPad; clear alarms from a desk instead of the road
  • Distribution Accounting - tenant billing handled correctly, complaints become diagnose-able
  • Energy Optimization - the OPEX number the asset manager watches, defended continuously
  • Indoor climate support - especially for commercial leases, where complaints concentrate

Service pillar

Consultancy

Used more often by the asset manager than the FM team. Comes into play for handovers, ESG audits, decarbonization planning.

  • Technical Due Diligence when the asset is being sold or refinanced
  • Screening Reports when the owner wants to know what is worth doing
  • Decarbonization roadmaps when the owner has ESG mandates to meet
  • Available when needed, not pushed when not

Open CTS/BMS

The layer that catches every alarm - so we can filter the ten that matter and let your team focus on those.

  • All alarms extracted from every system - not just the ones the traditional provider decided to expose
  • Filtered by Technical Help Desk before they hit your team - the 24/7 layer that protects operator attention
  • No per-alarm charges - every alert is part of the service, not a line item
  • Named exit procedure and open API - no lock-in, no vendor gate between you and the building

The operational rhythm

This is what your week looks like. Less firefighting. More time on what matters.

The other audience pages on this site describe project stages and deal phases. FM teams do not work in stages - you work in shifts, dispatches, and complaint cycles. So here is what a typical week looks like once NorthQ is operating alongside your team.

Set the tone
Monday morning

The dashboard you do not need to check.

Overnight, NorthQ monitored every building you operate. Anything that triggered was triaged in real time. If something mattered, your team was informed - by NorthQ, not by a tenant. If nothing mattered, you start Monday with a clean inbox. Nothing to check, nothing to chase - anything that needed your attention was already forwarded.

  • Clean morning inbox
  • Overnight events already handled
  • Nothing waiting for your judgment
Tuesday afternoon

A commercial tenant calls.

A tenant complains the space is too warm - commercial office, residential apartment, the workflow is the same. In the old version you dispatch a technician, wait, get a "fine when I checked it" report, and dispatch them again next week when the tenant escalates. In the NorthQ workflow the relevant context is already in your inbox: temperature trend on that floor, what fired last night, whether the issue is isolated or building-wide. You tell the tenant what is happening before you dispatch anyone.

  • Data in hand before the dispatch
  • Diagnose first, dispatch second
  • Tenant gets a real answer, not "we are looking into it"
Wednesday

A ticket that actually closes.

A ventilation issue from last week's call gets fixed. The technician marks it "fixed." NorthQ verifies the fix by data - airflow back to baseline, CO2 normal, stable for 24 hours - and the ticket closes on the data, not on technician word. The same problem does not come back next month, because the data confirmed the actual root cause was resolved.

  • Verification by data, not by technician word
  • Same problem stops repeating
  • Defensible record of what was fixed and why
Thursday owner asks

The owner asks for numbers.

The asset manager emails asking for the quarterly OPEX picture and the year-to-date energy trend. In the old workflow this would be a half-day scramble to gather data from four systems. In the NorthQ workflow the operational data is already in hand - one source of truth, verified outcomes, exportable in the format you need. You build the report for the owner in twenty minutes instead of half a day.

  • One source of operational truth, ready when you need it
  • Verification trail attached - numbers survive the follow-up question
  • You build the report; the data assembly is already done

Friday - nothing. This is the point. Across the week, the work that needed doing got done. The alarms that mattered got called in. The fixes got verified. The complaints got data-driven answers. The reports were already there. On Friday afternoon, you have time to plan next week instead of finishing this one. That is the value of having a support unit in the same boat with you.

The first week with NorthQ

Operators feel the difference inside seven days. Here is what changes.

Most NorthQ engagements with FM teams produce a noticeable difference within the first week. Not a "wait six months for the optimization curve" difference - an immediate, daily-life difference. Four things change concretely.

1

Alarms get triaged before they hit your phone

From day one, NorthQ's Help Desk monitors the buildings continuously. Real humans, not just rules. The hundreds of alerts a week get filtered down to the ten that matter, and your team gets informed about those ten. The rest stop hitting you at all.

2

Tickets close on data, not on technician word

From the first ticket onwards, NorthQ verifies fixes by the building's own data. Airflow back to baseline, return temperature back in range, leak no longer detectable. If the data confirms the fix, the ticket closes. If not, the ticket stays open. The pattern of "same problem, third visit" breaks fast.

3

Tenant complaints get data, not guesses

When a commercial tenant calls about indoor climate or billing, you have the data in hand before the dispatch goes out. Often you do not need to dispatch at all - you have the answer. Commercial leases complain more than residential leases, and they expect informed answers. NorthQ gives you those answers.

4

The operational data is ready when you build reports

By the end of week one, the data layer you build your own reports from - OPEX trend, energy use, compliance status, tenant satisfaction signals - is already in place, in one source instead of four. The half-day scramble to assemble data every time the owner asks a question stops being a thing. You still build the report; we just stopped making you chase the data first.

What we will not do

Worth naming - here is what NorthQ will NOT do:

  • We will not pile on more dashboards you have to check. Our Help Desk picks up the phone; the dashboards are there if you want them, not in your way if you do not.
  • We will not escalate to the asset manager without telling you first. We are paid by the owner, but we operate alongside you. Surprises up the chain are not part of the deal.
  • We will not replace your judgment. The FM team owns the building; we are the support unit. Where you disagree with our recommendation, that is your call to make.
  • We will not slow you down with our process. Speed of support is the whole point of why this works.
If this looks like something that would help

Show this to your asset manager. Or talk to us directly.

Most FM teams reading this are not the ones writing the cheque. That is fine. This page is designed to be shareable - send it to your asset manager with a one-line note saying "this would help me operate your buildings better." We will take the conversation from there. If you do have your own purchase authority - external FM companies, in-house FM teams with budget - talk to us directly. The first building is free either way.
