NorthQ
Data

Your building's data - collected, integrated, owned by you.

Smart meters at apartment level. HVAC, pumps, PV/Solar at system level. Gateways we built ourselves. Open CTS/BMS unifying it all into one open layer. Proactive monitoring by humans, not just dashboards. And the energy optimization that closes the loop back into the building. This is the foundation under everything we do.

If your building's data is locked in a vendor's platform, you do not control the building. We change that.

How it fits together

Every data source flows up.
Every service depends on it.

Every data source in your building feeds up into the collection layer, then out into the four Operations services. Data is one of two ways to buy into that middle tier - modular, by data source. If you want the unified control view instead, that is Open CTS/BMS.

What we cover

Every system. Every utility.
Every floor.

If your building uses any of the systems below - and most use most of them - we already have integrations, hardware, and protocol coverage for it.

Utilities

  • Heating - district heat, heat pumps, individual radiators, DHW circulation
  • Electricity - main supply, sub-metering of common loads, apartment-level
  • Water - cold, hot, sub-metering, leakage detection sensors
  • Solar (PV/Solar) - production data, inverter integration, self-consumption analytics

Systems

  • Ventilation - supply/exhaust units, heat recovery, balance, indoor air quality
  • HVAC controls - direct integration or via CTS/BMS
  • Pump systems - flow, pressure, runtime, control loops
  • Lighting - common areas, schedule and occupancy data where available
  • LED lifecycle - burning-hour monitoring for proactive replacement before failure (via Zumtobel controls)

Spaces

  • Apartments and tenant spaces - consumption per unit, indoor climate where sensors are deployed
  • Common areas - lobbies, corridors, parking, elevators
  • Plant rooms - the systems that drive everything above

Connectivity & communication

  • All major meter protocols - wMBUS, LoRa, M-Bus, Modbus, and others - with new ones added easily when needed
  • Gateways and repeaters adapted to building geometry
  • Already integrated with most systems used across Scandinavia
Tenant data, properly handled

Distribution accounting, finally caught up with the rest of the building.

Most distribution accounting in Scandinavia still runs on manual meter reads, per-meter fees, multi-year contracts, and platforms that lock your tenant data inside someone else's system. The pricing reflects the era it came from.

EU EED rules now give your tenants the right to remote access to their own consumption data. Manual reads no longer meet the standard. The model that has dominated this market for decades is reaching the end of its runway - and most owners we talk to are ready for it to end.

What we deliver

Fully remote meter reading

From the OEM meters we already integrate with. No manual visits. No per-read fees. Continuous, accurate, automated.

EED-compliant tenant data access

Via API integration with your existing tenant system. Compliance built in, flexibility for your existing flows.

Automated Distribution Statements

Tenant distribution statements generated automatically from validated meter data. Audited continuously. No manual reconciliation.

For decades, distribution accounting has been done the same way.
The rest of the building moved on - this is finally catching up.

Sensors that prevent, not react

Catching things before they become claims.

Leakage detection

Water damage is one of the most expensive things that happens to a building - and one of the most disputed when it comes to insurance. Floods that go undetected for hours cost hundreds of thousands. Floods that are caught immediately cost almost nothing.

We deploy leakage detection sensors in apartments and shafts that signal directly into the data layer, with alarms straight to the proactive help desk and your FM team. The economics during a new build or renovation are striking: installing the sensors when the walls are still open costs a fraction of installing them later. The insurance case writes itself.

Proactive, not reactive. The same principle that runs through everything we do.

Indoor climate

Temperature, humidity, CO2, occupancy where it matters. We integrate the sensors you already have, supply the ones you do not, and route the data into the same foundation as everything else - so indoor climate signals can drive ventilation control, comfort optimization, and tenant satisfaction analytics.

Indoor climate sensors are quietly one of the highest-value additions to a smart building stack: they connect occupant experience to system performance, and they make the optimization loop tighter on the ventilation side specifically.

How we work commercially

No lock-in.
Not because we cannot, because we will not.

If our product creates real measured value in your building, you stay because leaving costs you money - not because leaving is hard. That's the only retention strategy we are interested in.

  • Your data is yours by contract - we use only anonymised data for our internal benchmarks
  • Open API access from day one - your team and your other vendors can read everything
  • Standard data formats - exportable, portable, no proprietary lock-in
  • Documented switch procedures - if you decide to leave, we make the transition clean
  • No multi-year forced commitments - you stay because it works, not because you signed
  • Modern cybersecurity practices - aligned with the latest standards, audited and maintained continuously
Why this is the foundation

With this in place, everything else NorthQ does builds on it.

Once the data foundation is running in your building, the rest of NorthQ becomes additive - and each layer reinforces the others.

Reports & due diligence

The reports we deliver under our methodology - Screening Report and On-site Inspection Report - draw on the same data layer. Reports become deeper, faster, and more defensible because the numbers in them are continuous, not point-in-time.

Energy optimization

Execute the fixes. Verify the savings in the same building's data. Report on actual performance versus the report's estimates - because the baseline and the verification both live in the foundation.

Operations

The proactive help desk watches your portfolio. Distribution accounting runs continuously. Alarms surface in time to act. The FM team gets backed up by ours.

We come look at your building. We map what is already in place. We tell you what is needed to close the gap. The conversation starts with one site - and ends with a portfolio that runs on real data.
