Facility Management has spent decades doing the work that owners, investors, and developers all benefit from financially. The industry has never explicitly priced what FM does into the asset-value model. This article runs the math the industry has been avoiding.
The math is the 1:22 rule. Every €1 of OPEX that a building does not waste is a euro of NOI that flows directly into asset value at the cap rate multiplier. At a 4.5% yield, €1 saved on OPEX is €22 of asset value. The FM team that catches the leak before it escalates, that filters the noise out of the alarm system, that resolves the tenant complaint with data instead of a service truck, is creating asset value in real time. The owner gets credit. The investor benefits at exit. The developer's reputation improves. FM does the work. The industry has never run the math on it.

Facility Management before data, Facility Management with data
For most of FM's history, the work was done blind. You inherited a building. You operated it with whatever documentation the previous team left you. Alarms came in on a panel. Tenants complained. You dispatched a technician. The system worked, after a fashion, because experienced FM teams develop intuition about what is breaking before the data says so.
The work is the same. What changed is what you can see.
Modern buildings generate a stream of operational data: meter readings, sensor outputs, alarm events, runtime hours, control setpoints, comfort parameters. The CTS/BMS holds part of it. Apartment-level meters hold another part. The PV/Solar system, the ventilation units, the pumps each hold their own. Most of it sits in silos, often unverified or unverifiable, scattered across different systems and solution providers.
FM teams that have a credible data layer underneath their work do not become a different profession. They become a more leveraged version of the one they already had. The same instinct, backed by evidence. The same response time, sharpened by alerts that actually mean something. The same tenant relationships, defended by data instead of by argument.
The leverage shift is not theoretical. Lawrence Berkeley National Laboratory's field studies on continuous fault detection and diagnostics show a 10% median annual energy savings with a two-year simple payback on commercial buildings. The same research notes that 5-30% of energy in commercial buildings is wasted to undetected HVAC faults, with HVAC representing over 30% of total commercial energy use. Most HVAC systems are running with at least one undetected fault right now. The FM team with the data layer catches them. The FM team without it does not.
What data unlocks for Facility Management
Four levers, all of which already sit inside what FM does. Data does not replace any of them. Data makes them more effective.
Slow leaks and small faults. A radiator slowly losing efficiency. A heating zone running two degrees warmer than it should. A ventilation fan running full speed in an empty stairwell. A toilet flush valve stuck slightly open. On the more technical side: coil fouling, sensor drift, a valve that no longer closes fully, a pump cycling outside its operating envelope. All of these are operational issues that hide for months and surface only when they become expensive. Granular data catches them early. The same logic that lets continuous fault detection and diagnostics deliver 10% energy savings (LBNL) is the logic that turns the slow-leak problem from invisible to addressable. The fix is usually cheap when caught early and expensive when it escalates.
Alarm filtering: critical versus false. Modern BAS systems can generate hundreds, sometimes thousands, of unacknowledged alarms over a year (BrainBoxAI's 2024 industry coverage). When everything alarms, nothing alarms. Alarm fatigue, as documented by HFM Magazine, is caused at the design stage by lack of standards and lack of an alarm management plan. ISA-18.2, the international alarm management standard used across industrial and building automation, exists. Few FM environments are running against it. The FM team operating with engineered alarms, structured by severity and routed to people who can act, is operating in a fundamentally different category from the FM team buried in noise.
Indoor climate, especially commercial. Temperature complaints account for over 60% of all HVAC issues in residential property management (HVAC Touch's 2026 data). Commercial is similar. Without data, a complaint is a he-said-she-said. With data, the FM team can see whether the room was actually in spec, whether the ventilation cycle hit its window, whether the radiator was delivering what it was set to deliver. Some complaints turn out to be valid and are fixed faster. Some turn out to be unfounded and are explained, with evidence, so they do not escalate. Either outcome is better for FM and for the tenant.
Tenant resolution backed by data. This is where FM's contribution to asset value becomes most visible. A tenant who reports a problem and gets a data-backed answer within a day is a tenant who renews. A tenant who feels ignored, or worse, argued with, is a tenant who churns. Across a residential portfolio, the asset-value impact of tenant retention is substantial. Industry research puts average tenant turnover cost in the range of 12,000 to €3,620 per unit (Innago, Oxmaint, Khleif 2026). The FM team using data to resolve complaints quickly is doing portfolio-level asset protection that the industry rarely credits to the FM line.
Same boat
Most providers in the FM ecosystem pick a side. Software vendors sell platforms that produce dashboards but never set foot in the building. Equipment vendors sell components but never see how they actually run. AI PropTech solution providers ship algorithms that promise predictive maintenance and energy optimization, but the algorithms are only as good as the data underneath them, and the providers running them rarely walk the building. Energy consultants write reports that arrive after the problem has been worked around. Each of them is selling a piece. None of them is in the building, doing the work, on the day the work needs to be done.

The FM team is the unit that converts data into NOI protection. NOI protection is asset value at the cap rate multiplier.
